For general public consumption these sites will show what we as Realtors provide to them. Their ability for people to view homes is nice but PLEASE don't rely on their estimates!
The large national Real Estate web sites rely upon Realtors for their information. They rely upon us for their up to date information, and most of the historical information is also Realtor based. These sites such as Realtor.com and Zillow amongst others have their computer driven estimates that can NOT take the place of an experienced Realtor who personally views a home in its current condition and sees the amenities it offers. We help you to understand an actual market value, not some computer generated average.
I get a bit frustrated by these sites as do most who know better, yet they are here to stay.

Selecting a Redding Realtor
Looking for a Realtor in Redding to help you sell your Real Estate can be difficult for you, and some things have changed that you may not be aware of. We all occasionally have choices to make that are a bit uncomfortable (me in this case) and I don't want the following to be anything other than informational. The reason for this is that many people are unaware of how some Realtors have changed how they go about this process.
I prefer to provide personal service from beginning to end so that you can be represented by an experienced Realtor throughout the entire transaction, the same Realtor you started with.
There are many options available to you, and it is of course your choice on how to move forward. In recent years the real estate "teams" have gained notoriety with their very personable "Closer" meeting with you initially. They try to convince you that their "shuffle" (aka team) system is best for you. I call it that because if you were to list with them you will often be shuffled from assistant to assistant throughout the transaction. During this process you may encounter some who are "helping" you, yet are unfamiliar with you or your property. There can be advantages to having an assistant, but who are you the client actually making contact with after the listing has been signed??
These "teams" sometimes include many people working under one individuals name. In past years when a real estate office had multiple Realtors working from within the office they were identified by their own names and helped people with their real estate goals personally. Fortunately this is still the majority of how the marketplace works. I am happy to say I have had an increasing number of clients who are becoming aware of these differences and choosing individual representation.
If choosing a team is right for you I understand and respect your choice.
Ultimately your Realtor is someone who you should be able to trust, who you can work with, and who can get the job done while working with your best interests at heart. I hope that you will allow me to help you throughout this process.
The Value of your Home
You should choose someone who gives you a realistic dollar value the market place will support. Some will improperly inflate that number to get your listing and then come back later to get it reduced.
Although it is difficult try to be objective by reviewing the comparable sales, assess your time frame and motivation levels.
Choosing a Realtor solely on the value they tell you can lead to you being mislead, this has happened more often than you would believe.
